These terms govern your use of this website. By accessing the website you accept them. They are published in accordance with Greek Presidential Decree 131/2003 on electronic commerce and Greek Law 2251/1994 on consumer protection.

2. Purpose of this website
This website provides general information about the Annual Property Management service. It is an informational and promotional website. It does not process payments, does not create user accounts and does not conclude contracts online. No binding agreement arises from the content of this website alone.
3. Pricing information
The annual management fee shown is €400 plus VAT per property per year, corresponding to €496 including VAT at the currently applicable Greek VAT rate. Third-party costs such as legal, accounting, engineering and notarial fees, technician and contractor charges, repairs, materials, replacement equipment, renovation works, taxes, condominium expenses, tenant placement and brokerage are charged separately and are not included in the annual fee. Prices are indicative of the standard service and may be adjusted; the fee applicable to your property is confirmed in writing before the service begins.
4. Service commitments
Our WhatsApp response commitment relates to acknowledgement of and response to the owner's communication within twelve hours. It is not a commitment to resolve a matter within twelve hours. Resolution times depend on the nature of the matter and on the availability of technicians, building managers, public authorities and other third parties.
5. Intellectual property
The content of this website, including text, layout, graphics, logos and images, is protected by Greek Law 2121/1993 and applicable international conventions. Reproduction, distribution or modification without prior written permission is prohibited, except for personal non-commercial use.
6. External links
This website links to external services, including the Metropolis Owner Portal, the corporate Metropolis website and WhatsApp. We are not responsible for the content or practices of third-party services.
7. Liability
The information on this website is provided in good faith for general information purposes. To the extent permitted by law, we accept no liability for any loss arising from reliance on this website's content without individual professional advice. Nothing in these terms limits rights that cannot be limited under mandatory Greek consumer protection law.
8. Governing law and jurisdiction
These terms are governed by Greek law. The courts of Athens have jurisdiction, without prejudice to any mandatory consumer protection provisions granting a consumer the right to bring proceedings before the courts of their place of residence.
9. Dispute resolution
Consumers may address complaints to the Hellenic Consumer Ombudsman (Συνήγορος του Καταναλωτή), Alexandras Avenue 144, 114 71 Athens, website www.synigoroskatanaloti.gr, or use the European Online Dispute Resolution platform.
10. Changes
We may amend these terms. The version published on this page at the time of your visit applies.
